Following the tragedy at Grenfell Tower in June 2017, a review was conducted on how the industry reviews, and assesses, fire safety within domestic settings. PAS9980:2022 was introduced as an improved methodology for appraising the risk posed by cladding on existing multistorey buildings exceeding 11m that are multi-occupancy. (PAS9980:2022 has replaced PAS 79-2, which has been withdrawn by British Standards Institute).
FRAEWs are now carried out on any multi storey building exceeding 11 meters with any form of external cladding. All cladding must now hold a minimum classification of A1 or A2 above 11m in the UK. These complex fire risk assessments require to be carried out by qualified and insured professionals.
It is widely recognised that the fire risk assessment required by PAS9980 is not within the competence of the typical fire risk assessor who carries out a fire risk assessment of a block of flats in accordance with PAS 79-2 (or other suitable guidance) for compliance with the Regulatory Reform (Fire Safety) Order 2005 in England and Wales or Fire (Scotland) Act 2005] and the Fire Safety (Scotland) Regulations 2006.
